10 proposals were approved by the Uttar Pradesh government in a cabinet meeting held on Friday. The most important of the proposals was that the Cabinet approved the UP Urban Tenancy Regulation Ordinance-2021, designed to reduce landlord and tenant disputes. It has a provision to perform tenancy on contract basis. For settlement of any dispute, provision has been made for Rent Authority and Rent Tribunal. The tribunal will settle the promises within a maximum of 60 days.
According to the ordinance, no landlord will be able to give his house on rent to someone without contract. Also, you will not be able to increase the rent arbitrarily. This ordinance will reduce tenancy disputes and revise rent in old cases.
Ordinance will be legalized soon
After the ordinance comes into force all tenancies will be on contractual basis. The proposal to implement this ordinance has been approved by the Cabinet by Circulation on Friday. Now it will be implemented soon. Currently, the UP Urban Buildings (Renting ‚Rent and Eviction Regulation) Act-1972 is applicable. Disputes between the building owner and tenants have increased since the enactment of the act. Lawsuits are going on in a large number of courts.
Building owners are not getting fair rent of their property. The Tenancy Regulation Ordinance 2021 has been formulated on the basis of the Supreme Court directive and the Model Tenancy Act prepared by the Government of India. The court directed the state government to implement this ordinance before January 11. This new ordinance, prepared on the basis of the ‘Tenancy Act’ of the Central Government, contains many provisions for landlords and tenants.
Apart from this, the stamp on these proposals
